Residential developer AVID Property Group entered the land lease sector in 2024 with the commencement of two over-50s greenfield communities: Vantage Bloomdale, 30km northwest of the Melbourne CBD, and Vantage Hervey Bay, 300km north of Brisbane.

Only 12 months later, Vantage Hervey Bay, which is located in the seaside town, is welcoming its first residents, with 40 more expected to move in later this year. When complete, the community will have 300 dwellings, with plans to build out the site over six years.
AVID General Manager Land Lease Communities Manuel Lang, formerly of Palm Lake Group, said the arrival of the community’s first residents within the business's first year, reflects strong demand for flexible over-50s housing.
The first residents to move into the new community were Heike and Michael Duggin, having made the move from Townsville, 1,000km to the north, to take advantage of the community's safety, security and flexibility plus beach lifestyle.
The homes are designed and built by AVID Property Group's builder division, Villaworld Homes by AVID.
A $16.5 million Clubhouse and lifestyle amenities are still under construction by Hutchinsons. A sod-turning event was held last month.
