Vertical aged care to rise alongside 1,000 homes in Adelaide
The former West End Brewery site, 2km north of Adelaide’s CBD, will undergo a $1 billion redevelopment with residential housing, retail spaces, commercial facilities, and a vertical aged care facility.
The South Australian Government’s urban development agency, Renewal SA, acquired the 8.4 hectare site from Lion Beer Wine & Spirits Pty Ltd in 2023. A masterplan was subsequently developed following community consultation.

In April 2025, Renewal SA went to market seeking development partners, ultimately contracting Otello and Fortis, Contour Property, Kolabb and Samaras Construction. Residential construction commenced late last year, with sales already underway.
The project accelerated in January 2026, when SA Minister for Planning Nick Champion approved a Code Amendment for the site under an early commencement arrangement, recognising the site’s potential to deliver critically needed housing. The amendment lifts building height limits from eight to 14 levels, significantly increasing development yields.
In February, Renewal SA appointed local developer Commercial & General to deliver the remaining two‑thirds of the precinct – known as Southwark Grounds – including the vertical residential aged care facility, in a program of works expected to span a decade.

Southwark Grounds will ultimately comprise up to 1,300 new dwellings, over 15% dedicated open space, a supermarket, a childcare centre, and other neighbourhood amenities.
The State election will be held on 21 March 2026.
