Christian Homes Tasmania retirement village recommended for approval – with $200K bill

Kingborough Council officers have recommended approval for 44 independent living units – arranged as 22 duplexes plus a communal building – at Pinnacle Village in Kingston, on Hobart’s outskirts, but with extensive conditions attached.

The Not For Profit already holds development approval for a residential aged care facility on the adjoining eastern lot.

The report, dated 20 October, notes the proposed development would require removal of 198 native trees, including four of very high conservation value and 16 of high conservation value that provide potential foraging and nesting habitat for the critically endangered swift parrot.

“As the scale of impact is just under 50% of the total area of the [environmental] values on the site and adjacent land, it is difficult to maintain that this loss is insignificant,” officers wrote.

To offset impacts, officers recommend Christian Homes Tasmania pay $201,536.35 into the council’s environmental fund, protect at least 1.495ha of secure conservation land at the southern end of the site, and create an easement providing public pedestrian access linking through to existing council-managed open space.

Elected members will decide whether to endorse the permit and conditions.
