ASX-listed GemLife has secured approval to deliver a $267 million, 251-home over-50s land lease resort at the Glass House Mountains on the Sunshine Coast hinterland – its seventh development approval in South East Queensland this year.
Sunshine Coast Council approved in September the first phase of 114 single-level homes (two bedrooms plus a multi-purpose room) at GemLife Glass House Mountains.
The pet-friendly, gated community will feature a 30-metre-wide, tree-lined buffer along the northern boundary adjoining a macadamia plantation and $16 million in resident-only amenities, including an elevated Country Club positioned to capture mountain views – plus a resort-style pool, lap pool, spa, gym, games room, cinema, bowling alley, pickleball court and library.
Civil works are slated to start December 2025, with the first home release expected early 2026.
The approval caps a rapid expansion program for GemLife, following clearances in 2025 for a further 1,740 homes across $1.5-plus billion of SEQ projects.
These include the launched and under-construction GemLife Elimbah (Moreton Bay) and GemLife Kilcoy (Somerset), plus two unreleased communities at Cotswold Hills (near Toowoomba) and two in Logan (Chambers Flat and Heritage Park).
“People are moving into Over 50s communities earlier to reap the lifestyle benefits that come with having resort-style amenities at their doorstep, low maintenance living, and the ability to free up capital when downsizing,” GemLife Managing Director and Group CEO Adrian Puljich said.
“Demand in this region is particularly strong, and we believe GemLife Glass House Mountains’ beautiful location will further add to its appeal.”
