Toowoomba’s status as one of Queensland’s major retirement living hotspots continues to grow, with a new 121-dwelling relocatable home park proposed for the city’s southwest.
Property Projects Australia, on behalf of Altona Street Developments, has lodged a code-assessable development application with Toowoomba Regional Council for an Over 50s retirement living facility in Harristown, just 4.4km from the CBD and close to Coles Glenvale Shopping Centre.
The proposed 4.8ha community will feature an extensive suite of resident amenities, including a community centre with a library, cinema, games room, indoor swimming pool, pickleball court, gym, communal dining hall, and kitchen facilities.
The plans provide for six different lot types, ranging from 210sqm to 330sqm, to accommodate a mix of three-bedroom home designs. A total of 159 carparking spaces are proposed – 13 more than required under the council’s planning scheme.
“Carparking associated with the proposed development complies with the relevant Australian Standard,” said Property Projects Australia in its planning report.
A growing retirement living hub
Toowoomba – located 132km west of Brisbane in the Darling Downs region – has become a magnet for new retirement and land lease developments as downsizers seek affordable, regional lifestyle options.
In recent months, the city has seen a wave of large-scale projects:
- Liven Communities’ $105 million, 422-home land lease community at Gowrie Junction was approved last month.
- CW Group received approval in August for a 231-home development across a 10.7ha site in Botanic.
- GemLife Highfields, launched seven years ago, continues to expand with its $250 million 23ha Highfields Heights project, where homes start from the low $700,000s.
- Ingenia Lifestyle is also planning a 520-home community on a 33ha site in Highfields, revealed in December.
