Ingenia Communities advances three land lease developments

With its 2026 Half Year Results to be released on Tuesday, 24 February, the ASX-listed land lease operator has provided a progress update on its developments.

Ingenia Communities has provided updates for two new land lease developments and one extension:

Ingenia Lifestyle Kokomo, a boutique Over 55s resort in Blueys Beach on the NSW Mid North Coast.

“Construction is progressing at Ingenia Lifestyle Kokomo, with civil works advancing across the site and homes now underway ahead of welcoming the first residents.

“Once complete, Ingenia Lifestyle Kokomo will deliver 133 new homes across multiple stages, complemented by a range of resort-style amenities including a resident clubhouse with pool, gym and sauna, as well as a putting green and pickleball courts. Construction on the community’s clubhouse precinct is set to commence in the coming months.”

“The facade of the first building within the Clubhouse and Wellness Precinct is now constructed. Once finished, amenities will include a heated indoor pool, gym and yoga studio, gold-class cinema, arts and crafts studio, library, hair salon, barbecue area, and croquet and pickleball courts.

“Across the wider community, 40 homes are now complete in Stage 1, with a further 11 homes under construction in Stage 2. When complete, Ingenia Lifestyle Springside will feature 262 homes across multiple stages.”

Ingenia Lifestyle Latitude One, Anna Bay, 200km north-northeast of Sydney’s CBD

“First settlements on new homes at Ingenia Lifestyle Latitude One’s expansion at Anna Bay are on track to occur later this year.

“It was great to meet the more than 100 people who attended our open day earlier this month to view the display homes, a mix of visitors and existing residents. 50 homes are currently under construction in the first stages of the development.

“The expansion of Ingenia’s first greenfield development located in the Port Stephens region will provide additional complementary facilities and create a community of 450 homes.”

Ingenia Communities Group CEO John Carfi said at the company’s annual general meeting in November last year:

“We will launch seven communities, as we capitalise on an established pipeline to build development scale, in line with our five-year compound annual growth rate target for settlements of 10-15%.”

The Ingenia Lifestyle brand’s land lease portfolio represents more than 45% of Ingenia Communities Group’s $2.7 billion portfolio and delivered 39% of portfolio EBIT in FY25, he added.
