Montefiore lodges $200M seniors housing plan for school site

The Weekly SOURCE first reported on plans for the Masada College site in St Ives, 18km north of Sydney’s CBD, in December 2022.

Those plans have now progressed, with a State Significant Development Application lodged on behalf of Montefiore to deliver a $200 million seniors housing and aged care project on the site.

The proposal includes 143 independent living units across three buildings, 52 residential aged care beds, communal facilities and basement parking for 251 vehicles. The independent living units would be contained within two nine-storey buildings and one five-storey building.

Planning consultant Urbis met with the Department of Planning, Housing and Infrastructure on Monday 3 November 2025 for a scoping meeting on the development.

The land forms part of Masada College’s residual campus, with a small portion of an adjoining lot also included in the developable area.

In August, Montefiore and Masada College, together with the Hyman Abramovich Foundation (HAF), signed a formal Deed of Option that could see Montefiore acquire Masada College’s surplus land.

Sister listings website villages.com.au currently lists Montefiore as the owner and operator of Montefiore Hunters Hill, Montefiore Randwick and Montefiore Woollahra.
