Providence Lifestyle's first land lease community wins national prize
In December 2022, land lease pioneer John Wood and partners John Green, James Turnbull and Brad Denison opened their first lifestyle resort.
The 244-home Piara Waters Lifestyle Resort, 20km south-southwest of Perth CBD, has now been named ‘best of the best’ Seniors Living development in the 2026 UDIA National Awards for Excellence held during the National Congress in Adelaide on 18 March.
The accolade follows the land lease community taking home the Russel Perry Award for Urban Development Excellence, the highest honour, and the Seniors Living Award at the UDIA WA Awards for Excellence in 2025.
“Being crowned the best of the best highlights that the fresh formula we’ve unveiled for elevated over-50s community living has well and truly hit the mark,” said John.
“We set out to raise the bar in creating luxurious, vibrant and connected spaces where empty nesters, downsizers and early retirees can live well and thrive, as well as upsize their life, and this award is a wonderful endorsement of what we’ve really strived to achieve.”

Having recently received the green light to develop its sixth community in Two Rocks, Providence Group has also plans for several other developments.
“Having proven how popular our model is with the success of the first few projects, we just want to keep adding value for our resort homeowners, so they can enjoy lower energy costs, internet costs and ongoing lower living costs, compared to where they previously lived, so that they have extra cash to enjoy life,” said John.
“For a number of years, we have been planning ahead for the strong and growing demand being experienced from downsizers and rightsizers.”

Two new homes, priced from $560,000, are available in Stage 7A and three new homes, from $485,000, remain in Stage 7B.
