Pariter launches sales for $160M golf club retirement community in Sydney’s west

The first 40 of 228 retirement apartments are now on the market as Pariter and Cumberland Country Golf Club launch their joint venture at Greystanes, 25km west of Sydney’s CBD.

The $160 million Salus Cumberland project – designed by Marchese Partners | Life 3A and approved in May under the NSW Government’s Significant Development pathway – will transform the golf club into a luxury retirement precinct.

The first release includes two- and three-bedroom residences, plus larger three-bedroom penthouses. Planned amenities feature an indoor heated pool, fitness centre, salon/barber, allied health treatment rooms, onsite café with golf course views, and alfresco barbecue area.

As part of the project, the golf clubhouse will be rebuilt over three levels with new dining facilities for members and residents, alongside a redesigned 18-hole course.

Pariter, the retirement living development platform launched by global investment firm Plenary, is also behind Watermark Residences at Newgreens Chatswood, 10km north of the Sydney CBD, and has lodged plans with Mingara Leisure Group for a retirement precinct at Tumbi Umbi on the NSW Central Coast.

The approval allows for:

  • Six independent living buildings (five to seven storeys)
  • A three-storey, 38-bed residential care facility with café, wellness and consulting rooms
  • A three-storey golf clubhouse with ancillary facilities, parking, and course modifications

“There isn’t a similar residential living option in the region – the offering is unique, and there is a large population of people looking to downsize,” said Rhys Morgan, leading sales for Salus Cumberland.

Construction is expected to commence mid-2026.
