Karkel Contracting plan 100-dwelling land lease community 150m from ocean in Mackay, Qld

A vacant 132,284sqm block, nestled between residential homes at Armstrong Beach, Mackay, is planned to become an Over 55s lad lease community. 

Grummitt Town Planning, on behalf of Karkel Contracting, submitted the development application on 11 March 2024 to build the village, which is about 40 minutes’ drive south of Mackay's CBD. 

Documents detail the development will include 100 individual dwelling houses for persons 55 years and over, storage for boats and caravans, and facilities including pickle ball courts and bowls, a swimming pool, a communal shelter and recreation building. 

If approved, the dwellings would be built over five stages with recreational components built over stages three and five. 

Each home will be 23.2m long by 8.5m wide including the covered deck area, with two bedrooms, an open plan kitchen, dining and lounge area, and master bathroom and a guest bathroom. 

Two carparking spaces are allocated for each dwelling in individual 6m wide driveways along with a communal parking area catering for up to 29 visitor spaces.
