Developer Graham Burns holds public meeting on proposed retirement village in Yeppoon, QLD

With the public consultation period closing this Friday (5 May), Limestone Creek Road Developments Director Graham Burns decided to hold a public meeting on his development application for a 392-home Over 50s lifestyle community, 2.5km south of Yeppoon in Central QLD.

Graham told The Morning Bulletin he was providing Yeppoon with a “high-quality option for the over 50’s market … with a significant future demand for the Livingstone Shire region.”

The DA for the development, which was lodged with Livingstone Shire Council in late 2022, also included indoor and outdoor pools, clubhouse, tennis courts and bowling green within a gated entry. In addition, it includes a 129-lot residential land development which would neighbour the lifestyle community.

“Our vision is to bring to life a land estate like no other in the area working with the natural environment with a focus on ecological sustainability and planting an extra 1,000 plus native trees, so that residents can enjoy a connection with nature in a leafy estate,” Graham said.

“Importantly we have incorporated a 20 to 40 metre wide vegetation corridor on the acre lots alongside the rail trail to ensure that we retain this integral part of the local biodiversity and great lifestyle asset to Yeppoon which residents can continue to enjoy.”

Graham has more than 45 years’ experience in land and property development in Australia and the Asia Pacific. He is also the director of Land Dynamics, which has completed more than 20 developments, mainly housing estates, largely in Port Macquarie and other NSW sites.

Residents aged 65 years and over represent 20.2% of Livingstone Shire Council’s population with 4,073 persons, according to Census 2021 data, and this age bracket growing at a rate of 5.1% nationally. By 2041, it is predicted there would be 9,471 persons aged 65 years and older in Livingstone.

As of 23 April, there have been 25 submissions lodged to Council regarding the development application, all in objection.
