The ASX-listed land lease community operator is continuing to expand at pace.
GemLife has secured Bundaberg Regional Council approval to add 146 homes to the 124 already under construction at GemLife Lighthouse Bay in Burnett Heads, 17km north of Bundaberg.
The first homes were released to the market in December 2025, with prices starting from the mid-$700,000s.
The first stage is expected to be completed in mid-2026. Once all five stages are delivered, GemLife Lighthouse Bay will comprise 437 homes.

Stage 2 includes 146 single-storey homes offering two bedrooms, a multipurpose room, garage and alfresco area, together with new resident amenities including a community “Summer House”, swimming pool, pickleball court, community gardens and dedicated RV parking.
Construction will commence with an initial stage of 19 homes and associated infrastructure before progressing through the remaining residential stages and community facilities.
The approval also includes a package of infrastructure works comprising road upgrades, a new pedestrian crossing, a shared pathway, sewer and water infrastructure, and electricity and telecommunications services.

The expansion comes as the Bundaberg region prepares for significant population growth and an ageing demographic.
The Wide Bay Burnett Regional Plan forecasts the region’s median age will reach 51 years by 2041, around a decade older than the Queensland average, increasing demand for independent living options designed for older Australians.
The Bundaberg Region is also forecast to accommodate almost 14,000 additional residents by 2046, with council identifying a need for a broader mix of housing to meet future demand.
