The QLD-based developer, a partnership between Living Gems Lifestyle Resorts and Singaporean company Thakral, plans to build 247 homes on the 19ha site in Kuluin as real estate agents reveal land lease groups are outbidding traditional housing developers for big sites in coastal QLD.
“Because there is a scarcity of sites, they are very aggressive and with bigger profit margins they can afford to really ramp up the price,” CBRE’s Sunshine Coast managing director Rem Rafter said.
GemLife has expanded quickly since it launched in January 2017. They now have four communities across QLD, NSW and VIC and over 1,000 homes in their development pipeline.
