With 80 homes completed since its launch 10 years ago, a regional land lease community is looking to meet demand by expanding to 250 homes.

“My wait list is very, very extensive. I have many, many excited people who are just waiting to get in, and they have been waiting for quite some time,” Broadlands Tamworth Community Manager Tessa Glyde told the Northern Daily Leader. 

She said she’s been receiving inquiries about Stage Two of Broadlands Tamworth, in West Tamworth, for over 12 months. 

“This has been in the works for quite some time, and people have known about it for a long time,” she said.

Civil works for Stage Two and Three are underway, which will double the size of the village with another 80 homes in total, along with construction of 10 display homes for the Stage Two release of two- and three-bedroom homes. 

Broadlands General Manager Toby Young said expansion was always part of the long-term vision. 

“The site had a master plan for about 225 homes,” he said. 

“So it has always had a substantial landholding designated for the future stages. 

“And we’ve actually, over the last couple of years, bought another one hectare adjoining the existing expansion land, which we will put forward to council for additional homes there too.”

The additional hectare would allow for about 25 more homes, bringing the community to around 250 homes.

Toby said across the Broadlands portfolio – which has land lease communities on the NSW Central Coast and in the Upper Hunter Valley – they are seeing a trend of more people on the younger side of the demographic looking to move in. 

“It depends from location to location but we are certainly seeing in some of our communities that there are certainly people that are bang on the age of 50 and still working that are moving into the communities and buying homes with us,” he said. 

“Because obviously they have a lot of benefits. You know you’re in a secure gated community with like-minded people. There’s the community aspect... and these homes are built to be low maintenance and thoughtfully designed so that you are comfortable and that you’re able to age in place. 

“On the flip side we still have the demand there for the older demographic as well.”

Broadlands has plans to develop three more land lease communities in NSW at Harrington, Narooma and South West Rocks.
