PresCare opens 40 unit $6.1M affordable housing project in Rockhampton with 7% NRAS subsidy

PresCare has taken advantage of the National Rental Affordability Scheme (NRAS) where this train government contributes $7763 and the State contributes $2587, a total of $10,350 in rental subsidy a year when rental accommodation is offered at 20% below the market value.
PresCare’s new Rockhampton facility comprises 40 two bedroom homes adjacent to its Alexandra Gardens aged care service and will make those homes available to residents over 65 years of age. Each home will cost $152,500 and receive a $10,350 rental subsidy which will be indexed increased each year. This subsidy represents a 7% yield.

Following the merger of the RVA with the Property Council, the Property Council has created a new format to replace traditional national conference for the retirement village sector. Replacing the traditional three day program, the Property Council has created a one and a half day program titled “Endless Innovation”, with presentations and discussions on the current state of industry, how operators can attract increased investment and potential methods of attracting growing the village segment. The second day will feature retirement village tours and The Long Lunch to allow networking and discussions.
