South Perth City Council approves 23-storey ‘later-living’ project

Perth property developer Sirona Urban has received DA approval for an $185 million tower including 102 independent living units (ILUs) and an 18 'care suite' residential aged care facility on the first floor, including a medical centre.

The project will have 12 one-bedroom, 62 two-bedroom, and 23 three-bedroom ILUs, with a cafe/restaurant, gym, lounges, cinema, and pool.

"Lyall Street will be the first of a number of later-living projects by Sirona Urban," a spokesperson for Sirona Urban told The Weekly SOURCE.

The approval allows Sirona Urban to continue with more detailed planning, and begin early discussions with potential builders.

"On current timing, we anticipate going to market for apartments in 2026 and construction to begin once we achieve a sales threshold, ideally by the end of 2026," the spokesperson said.

The site previously had approval for a 38-storey mixed use development, however approval had lapsed.

"Many of the buyers from the previous project on this site were downsizers from the surrounding areas," said the spokesperson. 

The architect for the newly approved project is Architectus.
