Tulich Family Communities has secured development approval for its first retirement-only project – a vertical village in the emerging suburb of Oran Park, 59km southwest of Sydney’s CBD.

The approval marks a new chapter for the family-run operator, which opened its first retirement village and aged care home – Blue Hills Village in Prestons, 37km southwest of Sydney's CBD – in 1995.

In January 2023, Tulich Family Communities sold three of its co-located retirement living and aged care sites – Blue Hills Village & Manor; Durham Green Village & Manor in Menangle, 69.5km southwest of Sydney's CBD; and Kintyre Living & Lodge in Dubbo, 392km northwest of Sydney – to BaptistCare NSW & ACT.

Now under the leadership of Managing Director Bianca Tulich, the daughter of founder Maurice Tulich, the group is focused on expanding its presence in the premium retirement living space.

"We are so proud of The Royce, and we can’t wait to build on what we have already achieved and introduce a new luxurious community that offers our residents the opportunity to thrive, connect, and truly feel at home," said Bianca.

She credited Greenfields Development Company – the master developer of Oran Park Town – for its support in making the project a reality.

The new development will deliver 196 independent living units (ILUs) across nine storeys, designed by architects Studio.SCThe mix of one-, two- and three-bedroom apartments will be complemented by a public plaza and dedicated wellness and lifestyle amenities.

These include allied health rooms, a wellness and fitness precinct, an all-day café, restaurant, hair and beauty salon, landscaped outdoor spaces, and exclusive resident-only areas all designed to foster connection with the broader community.
