The land lease operator has broken ground on the site, just two months after securing development approval for the 404-home gated estate.
GemLife Elimbah has been fast-tracked ahead of its official market launch in the coming weeks to meet a shortfall of housing for downsizers in Moreton Bay. Civil contractor, Shadforth, will complete the first phase of construction, paving the way for GemLife’s in-house team to begin building the first homes within months.
The community will feature low-maintenance homes with two bedrooms plus a multipurpose room, priced from the mid-$700,000s. It will also include 8.2 hectares of green space – more than a third of the site – and $20 million worth of resort-style facilities. These will include indoor and outdoor pools, a wellness room, bar, grand ballroom, library, craft studio, virtual golf, gym, tennis and pickleball courts, ten-pin bowling, covered lawn bowls, walking trails, and an off-leash dog area.
GemLife Director and CEO Adrian Puljich said GemLife Elimbah complements the developer’s coastal communities – GemLife Bribie Island and the under-construction GemLife Moreton Bay. Together, the three communities will deliver more than 1,350 land lease homes to the region.

“All homes feature high ceilings for natural light and cross ventilation, and luxury touches like European appliances, soft-close cabinetry and ducted air-conditioning. They are also 7-star energy rated, making them sustainable and reducing the cost of living for homeowners," Adrian added.
