The Land and Environment Court has approved the demolition of two homes in St Ives, 18km north of the Sydney CBD, to make way for 26 independent living units after an appeal was launched by the owners HMR Developments.
HMR was founded by Sunshine Coast property icon Harry Reed and has been building projects on the Sunshine Coast for over 30 years.
As we reported here, HMR already received approval in January this year for a $16.5 million development at 14-18 Kitchener St which will see three homes knocked down to build 20 seniors’ apartments across three buildings.
This new development will see two homes demolished to make way for a $16.7 million three-storey, 26-unit building with 56 basement carparking spaces 3km away.
Residents had objected to the project due to concerns including privacy, noise and traffic congestion, with the local Ku-ring-gai Council rejecting the development application on grounds including heritage impacts, excessive building heights and “adverse construction and traffic impacts” on the local road network.
But the Council accepted the revised plans – which saw HMR drop the number of units by one from 27 to 26 and promise noise mitigation at night and a limit on construction works from 7am to 5pm on weekdays and 8am to midday on Saturdays.
