Berry Park Village and its neighbouring development, Berry Park Gatehouse, have been operating in the city of Maitland since 2020. 

The venture, by Kevin Eacott and Hilton Grugeon AM, has Berry Park Village, with 162 homes, and Berry Park Gatehouse, with 94 dwellings. Across both sites is a network of community facilities to support residents including outdoor areas, community halls, wellness centre, outdoor recreation areas and men’s shed.

Now the property developers want to add an additional 913 dwellings in the form of seniors housing, targeting people aged 55 years and over, on the site.

Berry Park Village and the Gatehouse currently enjoy access to “facilities and services” away from the site through an on-call, 24/7 shuttle bus service which has provision for access by people with a disability. This service is to be expanded as part of the project.

The project is a State Significant Development (SSD) for the construction of up to 913 dwellings with a 2% allocation of affordable housing.

Development consent is sought for:

  • Construction of 913 seniors dwellings;
  • Construction of community centres, indoor pool and medical room;
  • Open space facilities including Central Park; and
  • Construction of internal accessways (private streets) linking the new development to the existing seniors housing development and construction of internal driveways to public roads.

A concurrent rezoning proposal will amend the Maitland Local Environment Plan 2011 to permit seniors housing as an additional permissible use on the site.
