Stockland announces new Halcyon land lease community in Perth’s East Wanneroo

Stockland has confirmed plans for a fourth Halcyon land lease community in Western Australia, as part of its new masterplanned community Grevillea, located 25km north of Perth’s CBD in Mariginiup.

Construction has now commenced on the project, which will be the first development to break ground in the WA Government’s East Wanneroo District Structure Plan (DSP).

Once complete, Grevillea will deliver more than 2,000 all-electric homes, including around 1,700 residential lots and Halcyon Grevillea, a 300-home over-50s land lease community.

“We’re proud to be the first developer to put shovels in the ground to deliver the first lots in the East Wanneroo Growth Corridor to create a vibrant community of more than 2,000 diverse homes that will cater to a range of buyers from those entering the market looking for their first home right through to those looking to downsize in our over 50s land lease community,” Stockland General Manager – WA Development, Col Dutton, said.

Stockland’s WA pipeline grows

The announcement adds to Stockland’s existing WA land lease pipeline:

  • Halcyon Illyarie (Sinagra, northern corridor) – 153 homes, with first settlements in June 2025.
  • Halcyon Wildflower (Piara Waters, 20km SSE of Perth CBD) – 288 homes, co-located within Stockland’s Wildflower residential estate.
  • Halcyon Vasse (Busselton, South West) – 214 homes, 36km north of Margaret River.

A major growth corridor

The East Wanneroo DSP, finalised in 2021, will see 8,300ha transformed into a region supporting 50,000 homes, 150,000 residents and 20,000 jobs.

The plan includes multiple precincts. Grevillea sits within the first 123ha precinct, recently approved by the City of Wanneroo and the WA Government in July 2025.

Stockland says Grevillea’s delivery of the first lots will “set the benchmark” for the rest of the East Wanneroo Growth Corridor, with a focus on sustainability and community integration.

National scale

In its FY25 financial results, Stockland reported 39 Halcyon land lease communities in operation, under construction, in planning or under review across Australia.

The Grevillea announcement confirms WA as a priority growth market for the developer, alongside its established East Coast pipeline.
