First Land Lease Community proves a success for VIC property developer

Melbourne-based property developer Hallmarc has sold out the first stage of 25 homes at its 276-home Avington Living village in Point Cook, 22km from Melbourne.

Prices for the one- and two-bedroom homes ranged from $245,000 to $370,000, with the larger, more expensive homes selling the fastest. A second stage of 34 homes is now underway with over 50% sold.

It’s good news for Hallmarc which has a second lifestyle village waiting in the wings. Construction will start next year on the new community at their existing Elloura residential community at Lake Nagambie, 120km from Melbourne, with six homes already on display.

How does Hallmarc differ from traditional developers?

Director Michael Loccisano tells us that Hallmarc is an end-to-end developer.

“We design our own property developments using our own architects and interiors designers, we build all of the infrastructure ourselves – even our sales and marketing is done in-house,” he says.

And while Avington Living is their first lifestyle village, their background in high-end apartment and residential developments has guided their move into Land Lease Communities.

With Avington, they built the clubhouse, streets and other infrastructure ahead of the homes so residents could settle in straightaway.

It’s a move that has appealed to Point Cook locals, who have made up the majority of buyers. “We have families bringing mum and dad out to be closer to them,” he said.

“From further afar, we also have people coming from interstate and other parts of Melbourne as well as Geelong and the Gippsland area.”
