Hometown plans third LLC in Clarence Valley with 147 home Yamba site

A new 147-unit facility is planned for the residential heart of Yamba, with some residents concerned about impacts on traffic flow.

Clarence Valley Council is yet to decide on a $10m plan to build a new 147-unit facility in the residential heart of Yamba.

According to the development application DA2021/0558 submitted in July 2021 by Hometown Australia, the company is seeking approval to build an over-55s community located on a large vacant block of land in Park Avenue.

The proposed development will be the third Hometown Australia location in the Clarence Valley with Grevillea Waters in Yamba and Jacaranda Grove in Grafton already on their books.

A spokesperson from the company revealed that the development will include a bowling green, swimming pool, cinema, Men’s Shed, recreational dining and club house.

“Once the development is complete, Hometown Australia continue to own and operate the community in all aspects of maintenance, security, infrastructure, and landscaping,” the spokesperson said.

While this development will alleviate the growing demand for affordable housing in the region, concerns have been raised about its potential contribution to increased traffic congestion on Yamba Road.

However, the spokesperson said that they have designed the lot with “substantially less dwellings than is possible under the current approval” including a reduction from medium two-level homes to low density single-level dwellings designed specifically for over 55s.

“As all homes will be owner occupied by one or two retired residents, it will be low traffic generated and will not contribute to peak hour traffic loads, a concern that has been expressed by local residents,” the spokesperson said.

Should the development get the green light from Council, it’s anticipated construction will begin late 2022.

“We anticipate pre-sales of homes to commence in late 2022. With Stage 1 homes to be owner occupied in the first half of 2023,” the spokesperson said.

The development application will be available for residents to make submissions in early October.
