Ingenia expands into Yeppoon with 322-home lifestyle community

Ingenia Communities’ HY26 report to the ASX outlined a total development pipeline of 4,946 homes.
One of five “future projects” is an approved greenfield site in Taroomball, 4km from Yeppoon, on Queensland’s Capricorn Coast, which Ingenia Communities acquired for $8.6 million in December 2024. On Wednesday (22 April), it broke ground on its 322-home Seagrove land lease development.
The 29-hectare Ingenia Lifestyle community will introduce the land lease model to the region and be one of the region’s largest lifestyle housing projects. Queensland is Ingenia’s strongest market for sales and settlement rates.
Seagrove will deliver a mix of two-bedroom homes, with some designs incorporating multipurpose rooms. A sales suite is scheduled to open in July 2026.
Plans for a central clubhouse precinct include a pool, gym, cinema, golf simulator and social spaces.

Ingenia’s Head of Development QLD, Adam Forrester, said the project provides an opportunity for locals to downsize while staying connected to family and community.

The development adds to Ingenia’s expanding Queensland portfolio, which now stretches from the Gold Coast to Bargara.
