211-home land lease community proposed for NSW’s Central West

A State Significant Development Application has been lodged for a $74.4 million manufactured housing estate in the city of Dubbo, 393km northwest of Sydney.
The application has been made by development company MAAS Group Properties RAAF Residential Pty Limited. The company, which is associated with the ASX-listed Maas Group Holdings, has developed Southlakes, Magnolia, The Boulevard and Cypress Park estates in Dubbo.
The proposed work includes:
- 211 manufactured home sites;
- A community centre, including a function room with kitchen/bar, gym, lounge, craft room/library, games room, outdoor covered terraces, meeting room, and amenities;
- Outdoor pool, BBQ area, children’s playground, pickleball court, tennis court and bowling green;
- 54 visitor parking spaces, including three accessible parking spaces; and
- Several landscaped park areas for community use.
The development sits within a precinct of exceptional historical significance, being the former RAAF Stores Depot, which includes “Igloo ” buildings , Belman hangars, the Rabaul Store, and remnant cypress pine woodland.
“The proposal aims to deliver high ‑quality housing while respecting the site’s heritage values, landscape character, and sense of place within the community of Dubbo,” says the Environmental Impact Statement by SHAC.
The single-storey homes will offer two-, three- and four-bedroom options.
