Stockland starts construction on second over-55 ‘Aspire’ community in WA

Aspire at Calleya in Treeby, 23 kilometres south of Perth, is based on the operator’s new strata title model designed for people over 55.

Stephen Bull, Group Executive and CEO of Retirement Living at Stockland, said: “With only five per cent of Australia’s population currently choosing to live within a Retirement Village, we were inspired to create a new product to broaden our customer reach and meet the needs of the modern day retiree.”

Under the model, residents pay upfront for the home including stamp duty plus a monthly community levy to maintain common areas. However there is no Deferred Management Fee (DMF) and residents keep 100% of any capital gains and ownership of the home and land.

At least one resident has to be 55-plus, but the model allows for people with disability with no age requirement and for homes to be acquired by investors provided that tenants meet policy requirements.

Located in the 145-hectare Calleya community opposite the future Calleya Town Centre and next to a proposed Opal Aged Care facility, the community will include 144 single-storey homes plus a clubhouse with the first residents expected to move in in November this year.

Prices start from $471,000 for a three-bedroom, two-bathroom and two-car garage home.
