The large site on Brighton Street in Freshwater, on Sydney’s Northern Beaches, is being targeted for its second seniors housing CAPS (Community Apartment Project) development.
The Weekly SOURCE reported in October 2024 that developer Laxale had begun selling the over-60s “super premium” CAPs development, The Alba, designed by Walsh Architects, YEM Studios and Plot Design Group. The Alba features eight three-bedroom, two-bathroom apartments, ranging from 225msq to 596msq. Its website states that four residences remain for sale.
Now Northern Beaches Council is considering an $8.44 million development application by Mersey Developments to demolish two existing single-storey homes for a seniors housing development of eight units and basement car parking for 19 cars. Walsh Architects, Plot Design Group, Partridge, Total Surveying Solutions and Crozier Geotecnical Consultants are among the project partners.
The ground floor will have four three-bedroom units opening onto gardens with roof terraces. There will be plunge pools within three of the four units’ gardens. The first level will feature another four three-bedroom units.

The area is zoned R2 Low Density Residential, with a maximum height of 8.5m. As this is seniors housing, the maximum height is 9.5m, which the building falls within.
The exhibition period ends on 13 May.
