Bupa plans five-storey aged care redevelopment in Adelaide

The private aged care operator has a Redevelopment Master Plan for an existing aged care home before South Australia’s Planning Commission.
Bupa is proposing to redevelop its Morphettville site, 9km southwest of Adelaide’s CBD, into a five-storey residential aged care facility with 143 aged care rooms on a site coverage of approximately 28% across the total area, including:
- 35 resident rooms on the ground floor;
- 108 resident rooms on levels 1 and 2;
- 16 independent living units (a mix of one-, two- and three-bedrooms);
- A rooftop terrace area and activity room on level 4; and
- Other ancillary functions including café, consulting room and hairdressers generally limited to the ground floor with dining and lounge areas identified on each level.

In March, The Weekly SOURCE reported that Bupa Asia Pacific announced plans to improve the quality of its 57 aged care homes after revealing a profit of nearly $1 billion.
Bupa Morphettville is at least 35 years old and has previously undergone refurbishments.

The building will have a maximum building height of 19.5 metres and five levels, Future Urban said in a submission to the State Planning Commission.
The proposed development will provide 75 on-site car parking spaces, of which two spaces will be reserved exclusively for use for persons with disabilities.
Parking associated with the independent living units is located to the north of the proposed facility and will be secured via a security gate. This parking area comprises 25 of the 75 on-site parking areas, with six spaces arranged in a stacked formation.
The application is Code Assessed – Performance Assessed by virtue of not comprising an accepted, deemed to satisfy or restricted class of Development within the Zone.
