$80M ‘halfway house’ between retirement village and aged care home begins

After six years of planning, consultation, design, and approvals, the Not For Profit operator has started building the first stage of a major new development.
Located in Kingston, 12km south of Hobart’s CBD, Pinnacle Village will intially comprise 75 residential aged care rooms, 60 assisted living apartments, administration areas, a café, hairdresser and meeting rooms.
Pinnacle Village, which is expected to cost $80 million, is the first stage of a planned aged care precinct. Christian Homes Tasmania has acquired a block adjacent to the site, with plans for another 44 independent living units (ILUs). This project is currently awaiting approval.
CHT lodged the development application for the project with Kingborough Council in August 2024. Development approval followed in October 2025, with building approval granted in June 2026. Construction began this month and is expected to take two years, with completion scheduled for 2028.
In its 2024-25 annual report, CHT said with home care delivered into ILUs and residential aged care on site, the “continuum of care” model “will be beneficial for couples and friends who wish to stay connected, not only to each other but also to the social networks formed within the Village”.
CHT reported a 25% increase in revenue in 2024-25 of $29.6 million, up from $22.2 million the previous year. Its net surplus more than doubled to $3.6 million, up from $1.6 million.
Pinnacle Village is being built by VOS Construction, with architecture by Circa Morris Nunn Chua.
CHT currently operates two aged care homes, and seven retirement communities across Tasmania.
