Selling has begun for Esprit Constructions’ Ooralea Waters Estate in Bakers Creek, 9km southwest of Mackay, a master planned residential community for about 2,500 homes.
A development application has been lodged with Mackay Regional Council for a 322-home land lease community on 18.5 hectares, forming part of Ooralea Waters’ future development area.
The proposal has been lodged by Brisbane-based Embrace 03 Pty Ltd, with the land held by Temples Lane Farming Pty Ltd, a Mackay-linked entity.
Plans show the estate would be delivered in stages and include a mix of one-, two- and larger three-bedroom homes, centred around a clubhouse and shared community facilities, along with smaller communal spaces and dedicated caravan and boat storage areas.
The site adjoins Blacksprings Golf Course, with internal roads connecting the estate to surrounding areas.
The location sits within an emerging community zone, earmarked for future urban growth but not yet fully serviced.
Pre-lodgement documents indicate the project could attract infrastructure charges of between about $7.3 million and $10.3 million, depending on dwelling mix, reflecting the scale of works required to support development in the area.
Technical reports also identify flood constraints from Bakers Creek and the wider Pioneer River system, requiring building levels and staging to respond to defined flood events.
