Plans lodged for 516-home land lease community on NSW Mid North Coast
- Major proposal: 516-home land lease community planned for Tea Gardens
- 15 stages: Estate to be delivered across a 25ha site
- Seniors precinct: Development neighbours Palm Lake, Estia and RSL LifeCare
- Council lodged: Mid-Coast DA now under assessment
The NSW Mid North Coast has emerged as a hotspot for land lease development, with several major operators already established in the region.
They include Newport by Hometown Australia, Hampshire Villages’ Crystal Waters Estate, Gwynvill Group and Huntingdale Properties’ Ocean Club Resort, GemLife Rainbow Beach and Palm Lake Resort Forster.
Listings website Villages.com.au currently lists 133 seniors living properties across the NSW Mid North Coast.
However, the popular tourism town of Tea Gardens is home to just one land lease community: Palm Lake Resort.

Tea Gardens Properties has lodged plans with Mid-Coast Council for a 516-home land lease community to be delivered in two stages across 15 precincts, along with associated community facilities.
The proposed development would occupy a 25-hectare parcel of cleared, undeveloped land adjoining the Estia Health Tea Gardens aged care home, Palm Lake Resort Tea Gardens and RSL Lifecare Tea Gardens retirement village.

The site has been planned by Hamilton Landscape Architects, with architectural design by Zoran Architecture and the Aboriginal Cultural Heritage Assessment Report prepared by OzArk Environment & Heritage.
