ASX-listed GemLife has lodged plans with Livingstone Shire Council for its latest lifestyle resort, a 317-site land lease community.
GemLife, through Capricorn Survey Group, has proposed 317 dwellings, with lot sizes, 14m x 19m, 13.5m x 19m and special lots, for the new lifestyle resort GemLife in Taroomball, 42km northeast of Rockhampton.
Community facilities will include a two-storey clubhouse, including lawn bowling green, pickleball court, swimming pool, indoor bowling alley, game room, lounge, hall and stage on the ground floor; with a cinema, golf simulator, music room, lounge, and library included on the first floor.

In addition, there will be a Fitness Centre with an indoor gymnasium, clubroom, lounge space, amenities, outdoor tennis court, lap pool, outdoor terrace and spa.
The development application is now being publicly exhibited.
The 15.6 hectares of land is largely vacant and has open paddocks with scattered vegetation.
The homes and facilities will be delivered across eight stages:
- Stage 1A – 58 dwellings and fitness centre facilities;
- Stage 1B – clubhouse facilities;
- Stage 2 – 110 dwellings;
- Stage 3 – 83 dwellings; and
- Stage 4 – 66 dwellings and RV parking.

In its FY25 annual report – the company’s first since listing – GemLife said the acquisition of Aliria, along with a subsequent site purchase, had expanded its portfolio to 33 DA-approved and greenfield communities.
The operator has continued to advance several projects in recent months. In May, GemLife secured approval for GemLife Ballina; in April, it commenced construction on GemLife Beachmere Waterfront; and in March, it turned the sod on GemLife New Gisborne. A development application has also been lodged for a new over-50s community in Gulmarrad.
