Key points

Ingenia’s first Green Star homes proving a hit

  • Buyer demand: Green Star homes selling strongly at Springside
  • Lower costs: Homes slash energy and water bills
  • Sustainable design: Fossil-fuel-free homes built for efficient living
  • First mover: Ingenia expands greener land lease living

For the first time, Ingenia Lifestyle is introducing a precinct of Green Star homes – and buyers are embracing the sustainable living offering.

A Green Star home is a highly energy-efficient, fossil-fuel-free home certified by the Green Building Council of Australia (GBCA), which is designed to be cheaper to run and reduce its carbon footprint.

Ingenia Communities says that living in a Green Star Home can reduce grid energy use by 22% and water use by 48%, saving a homeowner approximately $2,066 on annual household bills compared to an original 30-year-old gas home. Plus, it can reduce carbon footprint by 100% – equal to avoiding four local return car trips a day.

Ingenia Lifestyle’s Springside land lease community in Beveridge, a town 37km north of Melbourne’s CBD, includes a dedicated precinct of 52 Green Star homes. To date, 40 homes have been completed and achieved Green Star Homes As Built certification from the GBCA.

“We’re seeing a growing number of buyers actively seeking homes that deliver both lifestyle and long-term sustainability outcomes,” Ingenia Communities Head of Development – NSW and Victoria, Simon Burk, said.
“At Springside, the Bellarine and Heathcote designs in particular are resonating, offering a balance of smart design, energy efficiency and low-maintenance living that aligns with how our residents want to live.”

The homes, Bellarine, which is priced from $677,000 and Heathcote, priced from $662,000, incorporate a range of sustainability features designed to improve energy performance, comfort and long-term cost efficiency.

“These homes are designed to reduce ongoing energy use and enhance liveability, and buyers are increasingly viewing that as a worthwhile investment,” Simon said.
“Importantly, it’s about making sustainable living accessible within a resort-style community setting.”

Across the broader community, Ingenia Lifestyle Springside, neighbouring Mandalay Golf Course, will comprise 262 homes upon completion, with construction progressing and residents already living within the community as new stages continue to be delivered.
