Port Adelaide businessman puts forward plans for $40M vertical retirement village

Local developer Hans Ehmann has lodged a development application with the State Commission Assessment Panel for a seven-storey independent living development at Queen’s Wharf, 14km north-west of the CBD.

According to Adelaide Now, ‘Dock 27’ will include 58 two-bedroom apartments, eight three-bedroom apartments and six luxury penthouse suites as well as retail spaces and a $25M hotel.

The building’s second level has also been zoned as a lifestyle deck with outdoor entertaining facilities, a putting green, communal garden and an indoor recreation centre with bar.

The SA Govt recently issued a call for significant retirement living developments over $20M to be assesses as Major Projects under the Development Act.

Mr Ehmann says the new village will offer residents a contemporary, waterfront lifestyle in one of SA’s most historically significant areas.

“The north-facing orientation of the building means residents can sit on their balcony at the close of day, perhaps with a glass of wine, and watch the dolphins or the boats in the river without being blinded by the setting sun, as would be the case with a west-facing building,” he says.
