Ingenia expands Latitude One with new stage and clubhouse

  • Expansion underway: 183 new homes approved and progressing
  • New amenity: Second clubhouse construction begins
  • Growth strategy: Builds on established 270-home community
  • Regional focus: Reinforces Ingenia’s Port Stephens presence

A further 183 additional homes are being built at Ingenia Lifestyle’s 270-home Latitude One land lease community in Anna Bay, Port Stephens, 200km north-northeast of Sydney’s CBD.

A second clubhouse will be built after a sod-turning ceremony to mark the start of construction was held last Thursday (16 April).

Ingenia Communities CEO John Carfi speaks to resident Lee Rostron
“Ingenia Lifestyle Latitude One has already established itself as a thriving and well-connected community, and this new clubhouse is an exciting next step in its growth,” Ingenia Communities Group CEO John Carfi said.
“We’re focused on delivering spaces that bring people together and enhance everyday living, and this facility will provide even more opportunities for residents to connect, stay active and enjoy everything the community has to offer.”

Features of the new facility, which is being built by Graph Building, include a swimming pool, pickleball courts, fire pit area, indoor and outdoor dining spaces, kitchen and barbecue facilities, as well as a golf simulator, yoga studio, consult room and games areas with pool tables and darts.

A new homeowner is welcomed into Latitude One

Construction began on the 270-home resort community in late 2017, with the final slab poured in August 2021. In December 2023, approval was given to build a further 183 homes on a 12-hectare site adjacent to the resort, purchased for $1.25 million in 2017.

Ingenia Communities has two other communities in Port Stephens: Ingenia Lifestyle Natura at Bob’s Farm and Ingenia Lifestyle Element at Fullerton Cove.

Ingenia Communities’ Executive General Manager Acquisitions & Development, Michael Rabey, said the investment demonstrated Ingenia’s long-term confidence in the region.

“This project builds on the strong foundations already in place at Ingenia Lifestyle Latitude One and provides more options for high-quality over 55s living in coastal locations like Anna Bay,” he said.
“What makes this community unique is its combination of location, lifestyle and value, offering residents a coastal environment with a strong sense of connection.”

The next stage of the community will see the launch of a new collection of two- and three-bedroom homes.
