In land lease communities, clubhouses are often not built until the third stage, with operators relying on profits from homes sold in the first two stages to help fund them.

AVID Property Group opted to build its $13 million Clubhouse at Vantage Bloomfield, Diggers Rest, 28km northwest of Melbourne’s CBD, in Stage One.

The clubhouse, built by Insitu Group, with exterior design by ClarkeHopkinsClarke Architects, and interior designer Arkee Creative, includes recreational and wellness facilities including a gym, swimming pool, lawn bowls and social spaces.

It has allowed the community’s founding homeowners to use the clubhouse from the day they moved in, rather than waiting until later stages of the development, as is common in many land lease communities.

It has also provided residents with a place to meet and socialise away from the dust and noise while construction continues across the rest of the community.

Penny Forrest, AVID General Manager Victoria, said the Clubhouse amenities, alongside Melton’s ranking as the country’s fastest growing municipality, have been the two major drivers for buyers choosing to rightsize to Vantage Bloomdale.

“Often times people moving in at Vantage Bloomdale have come from family homes they spent years living in that hold a lot of special memories for them, so it can be tough to imagine yourself feeling at home in a new community,” Penny said.

“We have worked to make this transition as easy as possible for all of our residents by delivering the Clubhouse in the first stages of project development, so to ensure our community have a space to gather together and establish a sense of place and belonging.”

Following the completion of Stage One, comprising 36 homes and the community amenities, Stage Two is set to be launched soon.

AVID entered the land lease sector in mid-2024 with the launch of two greenfield communities: Vantage Bloomdale and Vantage Hervey Bay.
