Broadlands lodge plans for fifth over 50s land lease community in NSW Far South Coast

A $24 million plan to build a 200-home land lease community in Narooma, 347km south of Sydney, has been lodged by Stimson Advisory to Eurododalla Council. 

If approved, the development lodged under the Residential (Land Lease) Communities Act 2013, will repeat the success of Broadlands’ existing ventures. The first community was built in Green Point on the NSW Central Coast, where it has experienced more buyers than there were actual homes. Broadlands then expanded into Tamworth, Muswellbrook (Stage 1 selling now) and Harrington (106 homes). 

The 12.55ha development, which is on public exhibition, will be constructed in two phases if approved. Phase one would see 122 dwellings constructed in the east, before phase two would see the remaining 78 dwellings constructed in the west. 

Five types of homes will range from 202msq to 487msq, with the average size being 250msq. 

Documents tendered to the council also feature a communal clubhouse, featuring a non-commercial kitchen, library, hall, games room and cinema. A wellness centre is also proposed as part of the gated community, featuring a 20-metre swimming pool, gym and sauna. There will be a pickle ball court, barbecue area and bowling green.
