Home care provider Southcare launches new CAP over-55s strata apartments in South Perth

Community Not For Profit Southcare is marketing its first property development, a strata-titled seniors apartment complex in Manning, South Perth.

Dubbed “Mankara” – a portmanteau of the suburbs of Manning and Karawara – the development will comprise 82 apartments, plus a café and social community space.

A community apartment project (CAP), it is marketed as ‘Care, Connection, Community’. The home care provider champions ‘no sell back, no leasing, just magic’, and priced from $309,000.

They are staging an Open Day in time to deliver potential buyers the WA Government’s Off the Plan Duty Rebate Scheme, which offers up to 75 per cent savings in stamp duty rebates; Southcare says this could translate into up to $82,000 in savings on a Mankara apartment.


Dr Nicky Howe (pictured right), CEO of Southcare, says the rebate is welcome as there is an increasing need for accessible residences for older Australians.

“Anything that helps our ageing population into their own home so they can continue to live independently gets a huge tick from me.  

“The stamp duty rebate for off-the-plan purchasers has been a welcome injection into the local real estate market because it means significant savings for homebuyers which then empowers them to put those dollars towards whatever they want,” she says.

Mankara’s apartments, available in one, two, or three-bedroom options, are designed for over-55s and feature bathrooms, kitchens, balconies, and other living spaces built for accessibility.

The rebate program ends on October 23, with the open day to be held on October 9.
