Key points

Stockland goes all-in on Geelong

  • Fresh launch: 345-home Greenhaven hits the market from $599,000
  • Big bet: $741 million committed across Greater Geelong
  • Resort mode: Cinema, pools, pickleball and a community café
  • Hot spot: Geelong leads Australia for regional relocations

The diversified property group has launched its second Halcyon land lease community in Victoria’s Geelong region.

Now selling from $599,000, Halcyon Greenhaven will have 345 homes across a 17.2-hectare community in Armstrong Creek, 10km from Geelong CBD and close to the Bellarine Peninsula and Surf Coast. The new community follows the launch of Halcyon Horizon in Armstrong Creek.

In total, Stockland Halcyon has committed $741 million across three communities in the Greater Geelong region, reflecting its confidence in the regional city as one of Australia’s fastest-growing lifestyle destinations for over-55s.

With 31.5% of its residents aged 55 and over in 2021, a figure expected to rise 68% by 2041, Geelong is Australia’s leading regional relocation destination, according to the Regional Australia Institute.

“Geelong offers a unique combination of lifestyle and infrastructure that is increasingly resonating with over-55s buyers looking to downsize without compromise,” said Stockland Halcyon Communities General Manager, James Westh.

“Unlike many outer metropolitan growth corridors, Geelong operates as a self-contained regional city with its own CBD, hospital network, university sector, port and established employment base, creating stronger long-term housing demand and liveability outcomes.”

“The combination of coastal lifestyle, affordability and established infrastructure is increasingly attracting buyers from regional Victoria, metropolitan Melbourne and interstate, reinforcing Geelong’s position as a key growth market for our Halcyon communities.”

For Halcyon Greenhaven, future plans include a Welcome Centre, Display Village and centrally located Clubhouse.

The Clubhouse will include a range of amenities and facilities aimed at supporting an active lifestyle, including indoor and outdoor pools, pickleball courts, bowling green, gold-class cinema, and wellness facilities including a spa and sauna, gym and indoor yoga studio.

There will also be alfresco entertaining areas, community gardens, a greenhouse, hobby shed, and a community-run café – a first for Halcyon in Victoria.

The community will debut a brand-new floorplan mix, with eight contemporary home designs shaped by homeowner feedback. The range includes two and three-bedroom layouts, optional studies, single or double garages, four façade styles, and curated interior palettes.

Stockland Halcyon has four other land lease communities under development in Victoria, with homes for sale according to Stockland’s 1H26 results:

  • Halcyon Evergreen, Clyde (246 homes);
  • Halcyon Jardin, Clyde North (213);
  • Halcyon Highlands, Mickleham (204) and
  • Halcyon Horizon, Armstrong Creek (138).
