Land lease community veteran John Wood founded Providence Lifestyle with John Green, Brad Denison and James Turnbull in 2010.
Now the Founder of National Lifestyle Villages and his fellow owners have seen Providence Lifestyle’s first land lease community Piara Waters, 25km south-southeast of the Perth CBD, mark its official sell-out. The first residents arrived in May 2022.
“I’m not surprised by the speed of occupation because the market looking for the ingredients we offer is significantly underserviced in WA. It’s just a matter of finding the right locations and being able to achieve appropriate development approvals and then having the right resources in the value chain to deliver the resorts,” John said.

In total, 244 homes have been sold.
“Every home at Piara Waters has found its owner. It’s a milestone we’re so proud of, and a true reflection of the community our homeowners have built,” Providence Lifestyle said on Facebook on Tuesday, 19 May.
The Weekly SOURCE published its first story on Providence Lifestyle Piara Waters in October 2022 with Stage 1 already sold. Stage 1 homes sold from $325,000, with Stage 2 from $425,000.
Providence Lifestyle Piara Waters now has four established homes for sale. One is under offer, and two are from $900,000 and one from $870,000.
The operator has five other resorts:
- Mandurah Lifestyle Resort’s Stage 4b is now selling;
- Henley Brook Lifestyle Resort’s Stage 3b now available;
- Waterbrook Lifestyle Resort’s first homes are expected on site by August 2026;
- Oceanside Lifestyle Resort’s construction is set to commence later this year; and
- Wattle Grove Lifestyle Resort is still to be approved.
