Plans lodged next stage of Serenitas’ land lease community

Less than 12 months after launching Thyme Lifestyle Resort Palm Cove, Serenitas is already planning its next expansion.
Serenitas has rolled out a website for the third stage of the community, which will feature 360 homes and a clubhouse.
In its 1H25 financial report, part-owner Mirvac has included a graph of Serenitas’ development pipeline, which included the then-unannounced resort at the former Paradise Palms Golf Course located at Kewarra Beach in Cairns.
Serenitas has now lodged an operational works application with Cairns Regional Council to begin civil infrastructure works for Stage 3 of Thyme Palm Cove’s Southern Precinct.
This new stage will lay the groundwork for 50 new home sites and carries an estimated construction cost of $3.4 million.
“The Southern Precinct site encompasses an area of approximately 9ha, previously used as part of the Paradise Palms golf course and comprises a total of 185 (land lease) home sites within the Thyme Palm Cove Development,” the development application reads.
The submission follows the official sod-turning event held in October 2025, which marked the beginning of construction on the lifestyle resort.
According to the civil engineering design report, the Stage 3 works will establish essential services including earthworks grading, stormwater drainage, water supply, and sewerage infrastructure.
The private internal road network for this stage has been designed with a 6m carriageway which has been tested to safely accommodate vehicles, including caravans.
In March, Serenitas launched the 163-home Thyme Lifestyle Resort Forster on the NSW Mid North Coast. The operator has 29 land lease communities across Australia.
