Stockland Halcyon’s latest community reflects demand for land lease
Strong demand for over-50s land lease living in Ipswich

The first homeowners have moved into Stockland Halcyon Providence community at White Rock, in Ipswich, 43km southwest of Brisbane’s CBD.
The development is the region’s first land lease community and the demand shows the momentum in the product. 36 homeowners have now settled into Stockland Halcyon Providence at White Rock, becoming the first residents within the 254-home development on 14 hectares within the Stockland Providence masterplanned community.
Halcyon Providence has seen more than 95% of homes sold across initial releases, with stages often selling out within weeks and a waitlist in place ahead of each new release, supported by strong referral activity, Stockland Halcyon Communities Project Director Glenn Nugent said.

In addition, the first slab of the community’s clubhouse The Springs has been poured. Its facilities will include a 25m heated magnesium pool, cinema, yoga studio, pickleball courts, bowling green and caravan storage.
“We’re already seeing strong interest from local buyers who want to stay close to family and friends while transitioning into a home and lifestyle that better suits their next stage of life,” Glenn said.
“The land lease model is resonating because it offers something quite distinctive – the lifestyle and social benefits of a connected community, combined with greater financial clarity and flexibility. It also allows homeowners to unlock equity from their existing home, while freeing up housing elsewhere and supporting much‑needed supply.
“We’re seeing strong word‑of‑mouth referrals and growing confidence around resale outcomes, which is reinforcing demand. Feedback from homeowners once they’ve settled into the community is that they often wish they’d made the move sooner. That combination of reassurance and lived experience is clearly reflected in the response we’ve seen at Halcyon Providence.”

Stockland’s Providence masterplanned community is expected to grow to around 20,000 residents, and cater to families looking to live close by across different life stages, from first-home buyers through to retirees.
Stockland Halcyon has 17 land lease communities established or in development across Queensland, and 24 communities nationally.
