Ingenia Lifestyle Sunbury, a satellite town of Melbourne, is the first of the ASX-listed operator’s communities to fully adopt new design and procurement standards.
These standards are being progressively implemented across the group’s projects with a focus on efficiency.
Ingenia Lifestyle Sunbury is Ingenia’s fourth project in Victoria. The community will feature 166 homes, offering a mix of one, two and three-bedroom designs.
The sod turning ceremony to begin construction was held on 19 March. Now the first house frames have been erected for the site, 38km northwest of Melbourne’s CBD.

The new design and procurement standards include:
- Alignment of lot sizes and facilities with new standards, creating a more efficient footprint;
- Revision to the location and timing of community facilities;
- Enhanced street presence and arrival experience, including main entry statement;
- Greater alignment of home facades and facilities to create a more consistent thematic through the project;
- Larger verges to enhance placemaking and encourage incidental meeting points throughout the community;
- More efficient waste collection; and
- Modular design for bathrooms and kitchens.
The underground services are also underway for the new clubhouse, with concrete pours for the base expected by the end of this month. The project is being delivered in partnership with BuildLab, which are also currently working on Ingenia Lifestyle Springside, situated 40 minutes away in Melbourne’s north.
Ingenia Lifestyle Lakeside Lara and Ingenia Lifestyle Parkside Lucas in Victoria are also entering their final stages.
Lakeside Lara in Lara, a town in Victoria, 18km northeast of Geelong’s CBD, had just eight homes remaining, priced from $529,000, as of 11 May 2026.
Parkside Lucas, in the suburb 7km from the town centre of Ballarat in Victoria’s Central Highlands, lists eight homes for sale on its website, priced from $570,000.
