Country Club Living plans new $100M development in Warrnambool, Victoria

A new $100 million country club, including a retirement village with 185 fully detached homes, has been proposed for Warrnambool in southwestern Victoria.

Warrnambool Shores Country Club, the 11th such development from Stewart Gull’s Country Club Living, is planned to be sold in stages and completed over seven to 10 years. It will feature a public golf course and housing estate alongside the retirement living units; the plans allocate 18.5 hectares to the village itself, including two- and three-bedroom open-plan villas and a community centre.


Managing Director Stewart Gull (pictured) said he is excited about the development, which will also include a swimming pool, gym, bowling green, spa, library, bar, and caravan storage among other amenities; additionally, each villa will feature 24/7 emergency callout systems.

“Warrnambool Shores Country Club will offer a range of on-site private facilities never seen nor made available to retirees in Warrnambool and the region before.

“Country Club Living already has 1,900 residents enjoying similar facilities at our villages in other locations,” he said.

The development is undergoing approvals from Warrnambool City Council, with the process expected to wrap up in the middle of this year and construction to begin in the latter half of 2022. If the village is knocked back, the golf course will instead become public open space, with the rest to be devoted to residential development.

Country Club Living announced another retirement village with its own golf course in Toowoomba, Queensland, last September, as well as one in Bendigo last June; the company also says it has acquired a further two greenfield sites.
