Goodwin: 56 new retirement village apartments may not be enough

Demand for the retirement village apartments is already outstripping supply, with the waiting list exceeding the number of homes available.
Canberra-based Goodwin Aged Care held a VIP event at its retirement village Goodwin Village Monash, a residential suburb in Canberra’s Tuggeranong district, on Thursday, 23 July, to release its next stage of 56 apartments.
The apartments, which include 32 two-bedroom units and 24 three-bedroom units, will be built across three additional two-storey buildings.
The retirement village already features 223 single-level retirement living villas.
Goodwin Executive Manager Retirement Living, Property and Development Erik Boddeus told guests demand was already running ahead of the limited number of homes available, Canberra Press reported.
“We may have to do some form of a ballot or allocation process because of limited supply and significant demand,” Erik said.

Prospective residents used the information session to review floor plans, apartment locations, pricing and artist impressions, and to speak with Goodwin staff about the purchase process.
Release-day prices ranged from $725,000 to $810,000 for two-bedroom apartments and from $930,000 to $1.2 million for three-bedroom apartments. Goodwin said pricing was current at the time of release and may change.
The apartments have been designed to support independent living while allowing residents to remain in their homes if their needs change over time. Features include wider doorways, larger bedrooms and bathrooms, adaptable layouts and emergency call systems.
“The apartments are all built to accessibility and adaptability standards,” Erik said. “If people’s mobility needs change in the future, the building doesn’t have to change dramatically.”
The all-electric development will feature induction cooktops, ducted heating and cooling, double glazing, ceiling fans and solar panels to help power common areas. Infrastructure for future electric vehicle charging will also be installed.
Goodwin said the development had been designed to integrate with the existing Monash village and its surrounding landscape, rather than function as a standalone precinct.
Residents will also have access to the amenities already available at Goodwin Village Monash, including a café, theatre, gym, wellness centre, craft and activity rooms, a men's shed and other communal facilities.
The apartments are due to be completed in January 2028.
