Developer plans $25M land lease community in historic SA town

A proposed manufactured home community could deliver 154 new homes to the South Australian Murray River town of Mannum.
Macwoolman 2 Pty Ltd has lodged plans with the Mid Murray Council for a $25 million land lease community on North Terrace, featuring single-storey detached homes and a range of lifestyle amenities.
The proposal would be built on a 46,314msq site and include a residents' clubhouse, outdoor lap pool, gym, pickleball courts and a dog park.
If approved, the development would be the largest land lease community in the historic River Murray town, which has a population of about 6,500 people and is around 85km east of Adelaide.
Sister listings website villages.com.au features six retirement villages in and around Mannum.
Macwoolman 2 Pty Ltd took ownership of the site in April 2026.
Trinity McNamara, the Founder and Director of McNamara Co. Realty, said Mannum offered many of the qualities older Australians are seeking when choosing where to retire.
“It already has the lifestyle, community and character people are looking for,” he said.
He added that interest in regional lifestyle destinations continued to grow as more retirees looked beyond metropolitan areas.
“We’re seeing growing interest in regional lifestyle locations that still offer everyday convenience,” said Trinity.
Mid Murray Council is now assessing the application, with Intrax Land appointed as the architect and Gervale as the builder. The closing date for submissions is Thursday 13 August 2026.
