Plans for hundreds of additional retirement living homes have been lodged for a growing Canberra precinct.

In September last year, The Weekly SOURCE reported on property developer Tony Pan’s first retirement living venture, Sense Yowani, in Lyneham, a large-scale estate in the city’s inner north. 

His 350-apartment community would form part of the 1,000-dwelling Newlyne project being delivered in partnership with the Yowani Country Club. Stage One – 49 one-, two- and three-bedroom apartments – was 70% sold. Make that 90% now.

Tony’s business TP Dynamics has now lodged development plans with the ACT Government for a further 200 retirement living units across two six-storey buildings in the second stage of the Newlyne precinct.

The first stage of the project includes another six-storey building with 56 additional retirement living homes. That building, which is currently under construction, is expected to be completed and have residents moving in within the next 12 months. 

TP Dynamics is also responsible for the nearby Dickson Village development, which included a new Coles and 140 Build to Rent apartments. The project was sold for $157.5 million in 2023. 

The new retirement village is designed as a “five-star, resort-style community”, according to the website. 

A mix of one-, two- and three-bedroom apartments will be available, with 345 parking spaces spread across two levels of basement parking. 

Sense Retirement building development manager Matt O’Connor said there had been a significant amount of interest in the retirement village, with prospective buyers most excited about the location and lifestyle opportunities. 

“Sense Yowani will be a truly special place, located in one of Canberra’s most iconic urban locations,” Matt said. “We are passionate about enriching the lives of Senior Canberrans and their families. Beautiful homes and unparalleled amenities for wellness, hospitality, care and lifestyle. 

“Our goal is to provide every resident a sense of purpose, home and belonging.”

The nine-hectare Newlyne precinct will be developed over three stages, and is expected to take between eight and 10 years to complete. 

Public comment on the proposed retirement village will close on Tuesday, 30 June.
