Lincoln Place bids to build new NSW Hunter Valley community as two other communities open

Lincoln Place is seeking permission to build a new land lease community – named Terrace Country Club – in the popular over-55s market of the NSW Hunter Valley, as residents move into two of its latest communities.

The land lease operator, founded by Ben Hindmarsh and Nicholas Collishaw in 2018, last month welcomed the first residents to Campbell Estate in Cessnock, in the NSW Hunter Valley, and Portland Lifestyle Estate on Victoria’s South Coast.

It has also submitted plans with Port Stephens Council for Terrace Country Club, a $30 million over-55s community on land at Muree Golf Club (pictured) in Raymond Terrace. The development has NSW Government Joint Regional Planning Panel approval.

The development application seeks a staged construction of six residential flat buildings with 98 self-contained apartments, car parking, access roads, landscaping and a Torrens title subdivision.

“Many golf clubs are facing the same financial challenges we face, rising costs, falling membership and changing entertainment desires (less poker machine usage). We are fortunate to be able to consider a seniors development in order to assist in providing the Club with additional revenue from land access fees representing usage of the project land, share of development profit, future resident exit fees and hopefully increased membership and Club patronage,” said the Golf Club.

The land being developed was sold to Touchstone in 2017. Lincoln Place bought Touchstone and went back to the club with its own proposal.

Lincoln Place anticipates, subject to Council approval, to start building in the middle of next year.

The operator has targeted a number of golf courses for its continued expansion with agreement for a 165-lot Murray Downs Golf Club Community, in NSW, across from Swan Hill, VIC; 200 land lease sites at Rich River Golf Club Estate, Moana, in the NSW Riverina; and Wingham Gardens, a 123-homes site within Wingham Golf Club in the NSW Mid North Coast.

In addition, it is planning:

  • 232 homes at Viewpoint Village in Bendigo, 150km northwest of Melbourne’s CBD;
  • Brookhaven Village in Bonville, on the NSW Mid North Coast;
  • A 250-home site Glencoe Lifestyle Estate (pictured) at Gulmarrad in the NSW Northern Rivers;
  • Over 120 homes at Griffith Hill Estate at Griffith in outwestern NSW;
  • Over 200 homes at Mudgee Estate with NSW’s Central West;
  • 218 homes at Seabrook Lifestyle Estate in Doctors Rocks, Tasmania;
  • 243 homes at Wangaratta Lifestyle Estate in Victoria’s North East; and
  • 188 homes at Warnambool Lifestyle Estate on Victoria’s South East Coast.
