Bayline Homes and Developments has lodged plans to build up to 292 homes featuring 12 different designs at Harrington, 15km north-east of Taree and 335km northeast of Sydney.
The community will also include a 14 studio apartment block for visitors of residents to stay at a cost, plus a clubhouse with pool, gym and an 80-seat cinema.
Bayline is owned and operated by Danny and Kristen Bayly, who established the company in 2000 and focus on building residential and commercial properties.
The project will be a step up for the couple – their only over-55s development is the eight-home Harrington Gardens in nearby Harrington Waters.
