Over 50% of Ryman Healthcare Australia’s final stage at Nellie Melba sold

Six years after its initial opening, Ryman Healthcare Australia is preparing to unveil the final stage of its Nellie Melba Retirement Village in Wheelers Hill, 25km southeast of Melbourne’s CBD – with over 50% of the new apartments already under contract. 

The final stage, known as the Marchesi building – named after one of Dame Nellie Melba’s singing teachers – will feature 76 new apartments, comprising: 

  • Nine three-bedroom apartments; 

  • 25 two-bedroom plus apartments offering 132sqm of living space, and 

  • 42 standard two-bedroom apartments. 

Prices start from $975,000 for two-bedroom homes and $1.4 million for three-bedroom options. Ryman’s standard deferred management fee (DMF) structure applies. 

A Ryman spokesperson told The Weekly SOURCE that the release is attracting strong interest, with more than half of the apartments now under contract. 

Construction of Marchesi is being carried out by Ryman’s in-house building team and is on track for completion by 30 June 2025, with the first residents expected to move in by mid-July. 

Upon completion, Nellie Melba will confirm its status as one of the largest retirement villages in Australia, comprising: 

  • 322 independent living apartments; 

  • 85 serviced apartments and 

  • A 190-bed residential aged care centre. 

Ryman Healthcare sold off a 9,065sqm site adjacent to Nellie Melba in December 2024 as it scaled back on its expansion plans. 

However, the spokesperson confirmed the operator continues to progress several Australian developments, each at varying stages of planning and construction.
